The Owner’s Association at the Sunnyside Condominium turned to Liska Architects for assistance in determining the cause of severe deterioration to the masonry exterior of the 1920’s three-story building. Corroded lintels and open joints at limestone sills and copings were permitting water infiltration resulting in efflorescence on the exterior and mold growth on the interior. Liska Architects identified key problems and created a restoration program that worked with the association’s budget to repair structural and water infiltrations first, followed by maintenance items to prevent further deterioration to be completed at a later date when funds could be raised. Liska Architects worked with the client to bid the work to qualified contractors and review their proposals for completeness and compliance with the specifications.
